BEAUFORT — The undisclosed actors behind a limited-liability corporation are once again petitioning Beaufort County officials to rezone the 502-acre St. Helena Island property commonly referred to as Pine Island.

The request, submitted on behalf of Pine Island Property Holdings LLC, would, if approved, exclude the property from the boundary of the St. Helena Island Cultural Protection Overlay. The overlay is a community-based zoning amendment that prohibits golf courses, gated communities and resorts on most of the 64-square-mile island. It would ostensibly clear the way for the golf resort long sought by the development team, fronted locally by Beaufort attorney Kevin Dukes and developer Elvio Tropeano.
